As with all leases using a Realtor, the first month of rent paid on a new lease is paid as Realtor commissions.
All Security Deposits paid by Tenants are held in a special Izon Property Management Broker Escrow Account
and at the end of the lease, as Property Manager, we are responsible for assessing the property for any damages more than normal wear and tear, in compliance with the Texas Property Code, and for reconciliation and return of any amounts due tenant within 30 days of move-out. Upon renewal of a current tenant lease, 25% of the first month rent paid after renewal date goes to property management as a renewal fee.
Our services include rent collections, financial tracking, and Owner direct pay. End of year 1099 and P&L provided to Owners for tax purposes. We can also log expenses for Owners that provide copies of direct paid repair receipts, this information will be included on the end of year P&L report.
All Fee Plan Services include Owner representation as leasing agent, MLS Rental Property Listing, online application
portal for prospective tenants and complete rental history, income verification and background checks on all lease
residents age 18 and older. We will also complete all leasing contracts.
